{"id":37400,"date":"2016-07-12T09:11:43","date_gmt":"2016-07-12T09:11:43","guid":{"rendered":"http:\/\/www.tressis.com\/blog\/?p=23300"},"modified":"2023-05-30T09:20:34","modified_gmt":"2023-05-30T07:20:34","slug":"momento-de-inmobiliario","status":"publish","type":"post","link":"https:\/\/www.tressis.com\/ca\/blog\/momento-de-inmobiliario\/","title":{"rendered":"\u00bfMomento de inmobiliario?"},"content":{"rendered":"<p>Muchos son los que se preguntan si realmente Espa\u00f1a levanta cabeza y si, en caso de hacerlo, es buen momento para casarse con quien no te abandonar\u00e1 jam\u00e1s: tu hipoteca.<!--more--><\/p>\n<p>Para ponernos en contexto con nuestros hom\u00f3logos europeos, el 77% de nuestra poblaci\u00f3n vive en r\u00e9gimen de propiedad frente al 66% de la media de la zona euro; en 2007 la cifra era del 80% seg\u00fan datos de Eurostat.<\/p>\n<p>Llevamos a\u00f1os de mucho castigo, pero no debemos desfallecer porque estamos haciendo bien las cosas: nuestra econom\u00eda es la que m\u00e1s crece en el grupo de los grandes de la Uni\u00f3n Europea, concretamente a una tasa del 3,4% interanual y 0,8% trimestral a cierre de marzo de 2016 (1), siendo la demanda interna un importante factor del mismo. El crecimiento de empleo incrementa en t\u00e9rminos anuales al 3,2%, el proceso de desapalancamiento de deuda en los hogares contin\u00faa y la financiaci\u00f3n a empresas se ha facilitado, pasando el porcentaje de pymes con dificultad de acceso a la financiaci\u00f3n del 25% en 2012 al 12% a finales de 2015 (2).<\/p>\n<p><strong>\u00bfC\u00f3mo afecta esto a nuestro mercado?<\/strong><\/p>\n<p>En el segmento de <strong>inmueble residencial<\/strong>, seg\u00fan datos del Ministerio de Fomento y Aguirre Newman (3), el ajuste en los precios de la vivienda en Espa\u00f1a desde los m\u00e1ximos de 2007-2008 se sit\u00faa cerca del 27,5% para la vivienda de obra nueva y el 31,8% para vivienda de segunda mano, mientras el INE establece este ajuste en el 43,2% y 31,5%, respectivamente, lo que supone un descarado descuento frente a tiempos precrisis.<\/p>\n<p>Adem\u00e1s, la oferta residencial incorporada al mercado se estanc\u00f3 en 2014 en m\u00ednimos hist\u00f3ricos, 43.230 viviendas de obra nueva frente a las 597.632 del a\u00f1o 2006, haciendo aumentar la tasa de absorci\u00f3n de la vivienda existente.<\/p>\n<p>Pero no cantemos victoria ante estos datos que, podr\u00edamos decir, son alentadores si queremos comprarnos una casa, porque comienza a darse una importante divisi\u00f3n en el mercado de vivienda, <strong>algo que no exist\u00eda de manera tan patente antes de la crisis. <\/strong><\/p>\n<p>Por un lado, existe un mercado localizado en <strong>zonas \u201cprime\u201d <\/strong>y de calidad en barrios centrales de Madrid, Barcelona, y en menor medida, de algunas selectas capitales de provincia del territorio espa\u00f1ol; por el otro, un mercado en <strong>zonas de segundo nivel<\/strong> y radiales, barrios donde a\u00fan existe un exceso de oferta y en donde los precios se seguir\u00e1n ajustando, hecho totalmente en consonancia con la todav\u00eda elevada tasa de paro y bajo atractivo de estos activos a nivel de inversi\u00f3n institucional.<\/p>\n<p>Como consecuencia, el valor del inmueble residencial en Madrid ha aumentado un 8,9% en tasa interanual gracias a estos \u201cbarrios coraz\u00f3n\u201d, mientras que fuera de la corona metropolitana sigue descendiendo, a raz\u00f3n de un 3% el pasado 2015.<\/p>\n<p>En cuanto al segmento de <strong>oficinas<\/strong> (4), el volumen de inversi\u00f3n del pasado a\u00f1o se estim\u00f3 en 5.385 millones de euros, situando 2015 como el ejercicio r\u00e9cord de la serie hist\u00f3rica y siendo el 83% del volumen perteneciente a Madrid y el 17% restante a Barcelona.<\/p>\n<p>Destacan en este apartado las socimis, con una cuota de actividad en el segmento del 45% \u2014particular menci\u00f3n a Merlin y Axiare\u2014, mientras los fondos de inversi\u00f3n acaparan el 36% y las compa\u00f1\u00edas inmobiliarias un 10%.<\/p>\n<p>En este sentido comentar que la soluci\u00f3n que ofrecen las Socimis no se ajusta a lo que un ahorrador cauteloso puede estar buscando debido a la volatilidad del veh\u00edculo (quien entr\u00f3 en Merl\u00edn en enero de este a\u00f1o lleva perdido cerca de un 30% sobre su inversi\u00f3n inicial).<\/p>\n<p><strong>\u00bfFuera de Espa\u00f1a?<\/strong><\/p>\n<p>Para bien o para mal, Madrid no se ha convertido todav\u00eda en una zona de refugio inmobiliario a nivel europeo, siendo el Reino Unido, Alemania y Francia los mayores acaparadores de fondos dedicados al efecto gracias al atractivo, tanto de las viviendas con destino residencial, como de las superficies comerciales y oficinas.<\/p>\n<p>A la espera de las consecuencias pol\u00edticas tras el refer\u00e9ndum de permanencia del Reino Unido en la Uni\u00f3n, podemos ver c\u00f3mo su mercado inmobiliario est\u00e1 despertando de un \u201csue\u00f1o residencial\u201d, con fondos de inversi\u00f3n directa teniendo que bloquear las devoluciones de capital como consecuencia del nervioso vendedor. En el siguiente gr\u00e1fico (5) podemos ver la dicotom\u00eda por ciudades y el da\u00f1o que el refer\u00e9ndum escoc\u00e9s provoc\u00f3 en su d\u00eda en los precios de sus principales urbes en detrimento de Londres (incremento de un 90% en los \u00faltimos 10 a\u00f1os).<\/p>\n<p><img fetchpriority=\"high\" decoding=\"async\" class=\"aligncenter wp-image-23301 size-full\" src=\"https:\/\/www.tressis.com\/wp-content\/uploads\/2016\/07\/graf1.jpg\" alt=\"graf1\" width=\"567\" height=\"400\" srcset=\"https:\/\/www.tressis.com\/wp-content\/uploads\/2016\/07\/graf1.jpg 567w, https:\/\/www.tressis.com\/wp-content\/uploads\/2016\/07\/graf1-300x212.jpg 300w\" sizes=\"(max-width: 567px) 100vw, 567px\" \/><\/p>\n<p>Contamos con numerosas formas de invertir en ladrillo: Socimis, fondos de inversi\u00f3n que invierten directamente en inmuebles o indirectamente a trav\u00e9s de REITS europeos (equivalente a las Socimis), e incluso la compra directa de nuestra propia casa.
